Berkshire at the Rim offers one, two, and three-bedroom apartments designed for a variety of lifestyles. Homes feature modern finishes, open layouts, and in-unit washers and dryers, with select units offering private patios, balconies, or scenic views. Availability varies, so contact the leasing team for current options.

Apartment sizes at Berkshire at the Rim range from 822 to 1,479 square feet, depending on the floor plan. Pricing varies by availability and move-in date. Visit the floor plans page for current rates.

The application process is easy! 1) Select a floor plan and check availability online or with the leasing office. 2) Schedule a tour. 3) Submit a rental application online or in person, including personal, employment, and financial information. 4) The leasing team reviews your application, conducts background and credit checks, and confirms eligibility. 5) Upon approval, sign your lease, pay deposits, and schedule your move-in date. 6) The leasing office will provide information about utilities, parking, and pet policies.
Applicants must provide a valid U.S. government-issued photo ID. Electronic income verification and electronic ID verification are required, and all applicants must complete Snappt ID verification. Income documents (such as bank statements) must be uploaded through the Snappt income link; photo uploads are not accepted.
There is no minimum credit score requirement. Approval is based on multiple factors including income, debt-to-income ratio, credit history, identity verification, background screening, and rental history.
Applicants must have a gross monthly income of at least 2.5 times the base rent. Combined income may be used for multiple leaseholders.
Yes, guarantors are accepted for applicants who do not meet income requirements. Guarantors must earn at least four times the monthly rent. Guarantors cannot be used to offset credit or background denials.

Standard lease terms are typically 12 months, with other options available depending on unit availability. The application process is straightforward and can be completed online, including credit and background checks and income verification. Once approved, residents can sign the lease electronically and schedule their move-in date.

Promotions are sometimes offered depending on availability and the time of year. Specials may include limited-time rental incentives or move-in offers. Please contact the leasing office to learn about current promotions that may apply to your preferred unit.

Move-in dates depend on current availability and the apartment selected. Some units are ready for immediate occupancy, while others may become available within 30-60 days. The leasing team can coordinate a move-in date that fits your schedule and ensures a smooth transition into your new home.

Fees & Deposits

Payments can be made through the online resident portal. Bilt Rewards is also accepted for eligible payments.
Yes. A late fee of 7% applies on the 7th of the month, with an additional 3% applied on the 10th.

Utilities & Insurance

Residents pay for water, sewer, electricity (provider of choice), valet trash, trash haul, and pest control. These charges are billed monthly with rent or paid directly to providers as applicable.
Yes. Residents must maintain renter’s insurance with a minimum of $300,000 in liability coverage. Berkshire at the Rim must be listed as an Interested Party. Proof is required prior to move-in.

Amenities & Community Features

Apartment amenities include modern kitchens with stainless-steel appliances, quartz countertops, wood-style flooring, and in-unit laundry. The community offers resort-style amenities such as a swimming pool with cabanas and a sundeck, a 24-hour fitness center, resident lounges, outdoor grilling areas, and pet friendly spaces including two dog parks and a pet washing station.

Yes. All apartment homes include washer and dryers.
Yes. Weekly pest control service is provided every Wednesday. Interior treatments and wasp nest removal are available upon request.
Yes. Valet trash service is provided Sunday through Thursday starting at 8:00 PM.

Parking & Transportation

Yes, Berkshire at the Rim offers assigned parking and private or detached garages for select apartments. Availability varies by unit type and timing, so it is recommended to confirm parking options with the leasing office when selecting a home. Open parking: First-come, first-served Carports: $50 per month Detached garages: $175 per month (subject to availability)
Yes. All vehicles must be registered online through the Community VIP parking system.

Pet Policy

Yes, Berkshire at the Rim is a pet friendly community. We welcome dogs and cats with a maximum of two pets per apartment.

There is no weight limit. The following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Yes. All residents, including those without pets, must complete a Pet Screening profile. Residents with service or emotional support animals must upload required documentation for approval.

You can schedule a tour through our website or by calling the leasing office directly. We offer escorted in-person and self-guided tour options so you can explore available apartments and community amenities before applying.

Berkshire at the Rim is located at 5650 Worth Parkway, San Antonio, TX 78257 in Northwest San Antonio, within The Rim shopping, dining, and entertainment district. The community offers convenient access to I-10 and Loop 1604 and is just minutes from UTSA, The Shops at La Cantera, and major employers.

Lease Renewals

Residents are responsible for the full lease term unless they utilize the early lease termination option.
Yes. Residents may terminate early by providing a 60-day written notice and paying a lease termination fee equal to two months’ rent. Any concessions must also be repaid.
Renewal offers are sent approximately 75 days before lease expiration and will be available in the resident portal.
